Here’s a clear breakdown of Devon’s main residential areas, what makes each one desirable, and how they performed in the 2025 real estate market. (The sales are only single family homes, condos were excluded.)

Average Days on Market: 16

This is widely considered the most desirable location in Devon. Homes in The Valley sit just steps from the stunning river valley, offering access to trails, beach areas, and incredible views. Lots are larger, lined with mature trees, and the neighbourhood has a quiet, established feel.

You’ll mostly find bungalows and bi-levels, and one of the biggest perks is walkability — you can walk to all levels of school, centennial park, the river valley and the downtown core from here.

River Drive is the most sought-after street in town and rarely sees homes come up for sale.

The north side of Peace River Drive sits on top of the valley and features some of the most expensive homes in Devon, thanks to the great views.

This area consistently attracts buyers looking for location, lifestyle, and long-term value.

This is where Devon began. The Heart of Devon features the town’s original homes from the 1950s, along with properties built through the 1970s and 1980s. These homes often sit on generous lots and have a ton of character.

Three especially desirable pockets stand out: Ontario Crescent Haven Drive & Elbow Drive. Buyers love this area for its central location, established feel, and proximity to schools, downtown amenities, and pathways. It’s a great mix of charm and convenience. You can get to the swimming pool, arena, and downtown core in a short walk.

The Middle is one of Devon’s most active and affordable areas.This neighbourhood offers a wide variety of home styles and price points, making it popular with first-time buyers, families, and investors alike. With quick sales and strong demand, this area continues to be a solid option for buyers looking for value without sacrificing location.

These two neighbourhoods are extremely popular with families. Highwood began development in the 1990s and features a beautiful paved trail system and a pocket park right in the centre of the community. Birchwood started developing in the early 2000s and offers a row of houses backing onto the ravine.  You’ll find mostly family-style homes, along with a few senior-oriented developments, making this area appealing to a wide range of buyers.

This is Devon’s newest and most premium area, and where future growth will continue. The Ravines features larger, estate-style homes, many backing directly onto a beautiful ravine. This area is nearly complete, with only a few lots remaining. South Ravines offers a more urban feel, with a mix of detached homes, duplexes, and townhomes. A large number of new homes were built here over the last two years, and development is expected to continue, making this an exciting area for buyers wanting something modern and new.
